The UK’s largest property portal, Rightmove, have released more recent data showing how the property market has been performing in the Perth area for 2016 so far and we caught up with Area Director Gary Robertson for the low down on what they mean for Clyde Property.

What’s the importance of Rightmove’s periodic reports?

When talking to potential new clients, we put great importance on showing them the full, open and independent facts in terms of our own performance in the market and not just taking certain times of the year or limited dates to skew things in our favour or to show us out on top during a limited portion of the year. The data is completely independent and compares the local agents across different criteria.

Trusting your chosen agent is so important so providing this full, unrestricted data is the least any agent can do to demonstrate that. If in any doubt, potential sellers should ask an agent to show them the Rightmove sales agreed reports during their valuation or market appraisal appointment.

Is it just sales the Rightmove reports show?

No, the reports also give detailed information on new listings, available stock and price reductions across all agents marketing via Rightmove. To fully appreciate how effective our marketing is proving to be, it’s important to distinguish between ‘New instructions’ and ‘Available stock’ on these reports. The most recent data does show that we are now listing more properties (New Instructions) than anyone in the PH1and PH2 areas since the start of this year which shows our growth in market share, our reputation for delivering excellent results and that we are now the favoured agent in the Perth area. Our nearest competitor, who are behind us in volume of sales, actually have a bigger stock level of properties available for sale (Available Stock) which includes properties they have carried over into 2016 from previous years and have not sold.

So what do the Rightmove reports tell us exactly?

In short, the Rightmove data shows these facts:

Clyde Property have agreed more sales across the Perth area (PH1 & PH2) than any other agent for all of 2016 so far. We have achieved this with less properties available for sale than our nearest competitor.

Sales agreed across PH1 and PH2 1st Jan – 1st October:

Clyde Property – 163 (properties for sale 297)
Estate Agent 2 – 158 (properties for sale 325)

Clyde Property have agreed more sales across the Perth area (PH1 & PH2) than any other agent over the last 12 months 1st Oct 2015 – 1st October 2016. We have again achieved this with less properties available for sale than our nearest competitor.

Sales agreed across PH1 and PH2 1st October 2015 – 1st October 2016

Clyde Property – 205 (properties for sale 387)
Estate Agent 2 – 197 (properties for sale 389)

What about other areas of Perthshire?

Another incredibly positive statistic for Clyde Property is when looking at the wider Perthshire area. Opening the specified area to take in the locations covering PH1, PH2, PH3, PH4, PH5, PH6, PH7 and the PH8 postcodes (this includes, Perth, Bridge of Earn, Scone, Auchterarder, Dunning, Crieff, Comrie, Bridge of Earn, Bankfoot, Luncarty, Methven, Stanley and many more) Clyde have sold 182 properties from 348 available for sale.

Our nearest competitor have sold only slightly more than us with a total of 206 sales from a fairly significant stock level of 477 across the same postcodes. Simply put, we have sold just 24 fewer properties than them with 126 fewer properties available for sale during that period which I believe shows how effective our approach is proving to be.

So in summary, the independent Rightmove reports look very positive for Clyde?

Absolutely. In our core areas of PH1 and PH2, we are top for new listings, top for sales agreed but not top in terms of the highest level of properties on the market for sale. Understandably we are absolutely delighted with all three of those independently verified facts and would be delighted to discuss the Rightmove reports and our range of services further with anyone looking to sell their own property.
